The Buildings & Grounds Director is responsible for planning, organizing, and directing the maintenance, repair, renovation, construction, and/or ongoing asset management related to Folk School buildings, grounds, fleet, and critical infrastructure systems. The director engages staff in short-term and long-term planning; prepares and manages annual departmental operating and capital budgets; ensures responsiveness to immediate maintenance and repair needs; develops and maintains an effective project management system; ensures optimal utilization of personnel and other resources; hires and manages contractors and other related vendors; and ensures all activities are completed in accordance with guidelines, deadlines, and the Folk School’s values. The position reports to the Deputy Director and works collaboratively with other staff to ensure a sustainable, high-quality campus environment. Must be available to work some weekends, holidays, and a rotational on-call schedule. This is a full-time, benefits-eligible, and exempt salary position.
John C. Campbell Folk School (“the Folk School”) was founded in Brasstown, North Carolina in 1925, as an experiment in progressive education. As of 2021, the Folk School offers over 850 week and weekend classes for adults each year in craft, music, and dance. The Folk School also hosts a full calendar of events, including an annual Fall Festival and weekly concerts and dances. Listed as a historic district on the National Register of Historic Places, the 270-acre campus includes fifteen studios, fourteen student houses, a dining hall, a community house for student gatherings and events, and a History Center. The Craft Shop, a fine craft gallery, showcases a diverse selection of traditional and contemporary Appalachian craft. John C. Campbell Folk School operates as a nonprofit 501(c)(3) organization with support from individuals, foundations, and other organizations.
Planning & Asset Management
• Regularly assesses buildings, grounds, fleet, and system and develops/implements an annual schedule for proactive maintenance and replacement.
• Creates and manages a long-term (20 year) asset management plan with the objective of stewarding a campus that is attractive, safe, comfortable, and sustainable.
• Participates in the annual budgeting process, developing departmental operating and capital budgets related to Buildings and Grounds activities. Works closely with the Executive Director and Finance Director on tracking finances and project completion of restricted asset projects and the Building and Equipment Fund.
• Manages and monitors budgets and expenditures in accordance with organizational policies, procedures, and expectations.
• Participates in the development of white papers, charettes, and other activities related to the Folk School’s Campus Master Plan and individual projects therein. Supplies information on building projects to management, staff, and board members involved with fundraising and financial planning.
• Works to preserve the essential historic character of the older buildings, especially those designated on the National Historic Register, and ensure that renovations and improvements retain the original charm and unique features that define the Folk School.
• Works to improve the energy efficiency of the campus buildings and implement the placement of insulation and weatherizing improvements and renewable energy improvements.
• Manages all purchasing of maintenance and construction supplies and materials and explores options for bulk purchasing and storage.
• Collaborates with other personnel for the purpose of implementing and maintaining services, programs, and special events.
• Actively participates and contributes to bi-weekly management team meetings and bi-weekly all-staff meetings.
Construction, Maintenance, and Repair
• As part of a larger development team of engineers, architects, contractors, and others, coordinates large and small building projects as may be envisioned and approved within the Campus Master Plan, restricted assets, and annual capital budget.
• Ensures competitive prices for services and oversees service providers and capital improvement projects for maximum quality results.
• Ensures timely responses to emerging and/or emergency maintenance and repair needs across campus, collaborating with housing, studio, and administrative staff as may be necessary to minimize interruptions to services or the Folk School experience.
• Acts as a state-certified operator for the campus water system and complies with licensing, testing, and reporting requirements of the NC Public Water Supply Section.
• Maintains campus septic systems and ensures proper reporting to the State.
• Maintains and updates annually the utilities manual and distributes it to managers and the fire department.
• Manages campus-wide safety program to include after-hours emergency, maintenance/staff needs, and ADA compliance.
• Supervises and evaluates three full-time maintenance staff and ensures training and professional development opportunities are afforded to the team on a regular basis.
• Maintains excellent documentation of maintenance and repair activities, a preferred list of contractors and vendors, and other documentation systems as would be reasonably expected given the complexity of campus operations, buildings, and grounds.
• Coordinates as necessary with Gardener and Work Study Program on cross-cutting activities that affect the Folk School’s grounds, maintaining common practices for stewarding the natural environment. • Assists in the setup and execution of special events such as Fall Festival, Friends and Family Day, May Pole Dance, and Easter.
• Oversees the completion of all maintenance needs for Olive’s Porch.
Education and Experience Requirements
• Bachelor’s Degree in Business, Engineering, Construction Management, Architecture, or related discipline or a combination of education and experience.
• Job-related experience within a specialized field with a minimum of five years of full-time professional experience in two or more of the following activities: groundskeeping, facilities maintenance, real estate development, forest management, and construction.
• Experience working effectively with architects, construction managers, engineers, and contractors in all phases of construction and remodeling projects.
• Knowledge of building management systems including HVAC and fire alarm controls.
• Experience in cost estimation of remodeling and facilities improvement projects.
• Experience designing and implementing preventative maintenance projects.
• Possess or have the ability to obtain an NC Public Water Operator Certification.
• Valid Driver’s License and Evidence of Insurability
• Comfortable working in a fast-paced environment where tasks/needs can change from day to day, depending on circumstances.
• The ability to be a hands-on and participative manager who will lead and develop an internal team.
• Strong administrative skills to keep track of weekly, monthly, and yearly responsibilities.
• Comfort with Excel, Word, work order systems, and other systems of technology.
• Strong interpersonal skills when communicating with others.
• Possess the ability to work well within a group and maintain department motivation and productivity.
• Personal qualities of integrity, credibility, and dedication to the mission of the Folk School.
• Excellent communication and relationship-building skills with an ability to prioritize, negotiate, and work with a variety of internal and external stakeholders.
• Ability to interact effectively with supervisor, team members, other JCCFS staff, and external contractors or partners.
• The ability to tolerate all weather conditions—heat, cold, rain, and working outdoors.
The position requires that the employee be in good physical condition. The employee must be able to work on his/her feet for a period of eight hours a day, lift up to 80 pounds, be prepared to work in inclement weather conditions, and handle hazardous materials appropriately. The employee must be physically capable of operating handheld and power tools in a repetitive and sustained manner. Additionally, the employee must be able to occasionally work at a computer. This position requires limited travel and the ability to drive a car. A current driver’s license is required. The position requires that the employee be able to walk unaided up and down hills and over uneven terrain, bend, stoop, and have use of fine and gross motor skills. The work of this position frequently requires the use of hands to handle or touch objects, tools, or controls. Must be able to work weekends and holidays, as needed. This position requires fluency in English.
